Tonight after dinner , we go to shopping at Aeon Bukit Indah, because we know that first Daiso Shop open Today. All kind of household ,school products, Japan's culture products can be find over there. And all items cost only RM５．．．．Ａｍａｚｉｎｇ　ｒｉｇｈｔ．．．

I'm not promoting anything here but just hope all of my reader can save cost by going there if they need better quality of products---all items were import from Japan ..

Although all items only RM 5. However, little bit items we bought also need to pay RM 65....So, you better watch out if you going to shop over there to avoid over budget.

In July 2009, I had success be the top 2 Agent for SG　Southern regional ！As normal , i celebrate my prize with my lovely son.

I was very happy , no because i had won the prize and be the top 2 of SG southern competition but it was because my wife also felt happy and started encourage me to enjoy my career . From starting, my wife was worrying and feel unhappy when i be a full time agent. Finally, she felt my happiness and start to enjoy my proud moment.

婚後，妻子還是和談戀愛時一樣，霸道蠻橫不講理.
這天夫婦倆本是說好一起去會朋友的，
可走到半路妻子又不講理地喝斥起老公來，老公平時都是言聽計從的，可這次不知怎麼，
竟來了牛脾氣，一扭頭，他回家不去了，
頭一次把妻子丟在馬路上，妻子當時氣得眼淚都快流出來了，但不能認輸，她只有賭氣地單刀赴會了。
晚上十一點鐘妻子回家，見房裏燈都關了，
心想老公是睡著了，便沒有按鈴，掏鑰匙開門時，
發現門上貼著紙條，上寫：
你必須向我道歉！
妻子憤憤地想，我還沒有找你算帳呢！
進屋後開燈關門，發現門後又貼著一紙條，
上寫：或者把我皮鞋擦亮也行。
妻子罵道，呸！我給你擦個屁。
換鞋時發現，她的拖鞋上又有一個紙條，
上寫：呸，擦個屁！
妻子感到好笑，她心想，要我道歉，我都要一個星期不理你了，你心裏有數點好不好。
妻子去洗漱，口杯上又有一個紙條，
上寫：如果你不知道該怎樣向我道歉的話，書桌上有提示。
妻子急忙跑到書桌旁，只見桌上放著半頁紙，

Accident Insurance Is Need !

Photos taken from the GOL B 737 aircraft accident in Brazil.

Last month a B737 had a mid air collision with an Embraer Legacy while cruising at 35,000 feet over South America . The Embraer Legacy, though seriously damaged, with the winglet ripped off, managed to make a landing at a nearby airstrip in the midst of the Amazon jungle. The crew and passengers of the Embraer Legacy had no idea what they had hit. The B737, however, crashed killing all crew and passengers on board.

The two photos attached above were apparently taken by one of the passengers in the B737, after the collision and before the aircraft crashed. The photos were retrieved from the camera's memory stick. You will never get to see photos like this. In the first photo there is a gaping hole in the fuselage through which you can see the tailplane and vertical fin of the aircraft. In the second photo one of the passengers is being sucked out of the gaping hole.
Photos were taken inside the plane.

These photos were found in a digital Casio Z750, amidst the remains in Serra do Cachimbo. Although the camera was destroyed, the Memory Stick was recovered. Investigating the serial number of the camera the owner could be identified, as Paulo G. Muller, an actor of a theatre for children known in the outskirts of Porto Alegre. It can be imagined that he was standing during the impact with the Embraer Legacy, and during the turbulence he managed to take these photos, s econds after the tail loss and the aircraft plunged, so the camera was found near the cockpit. the structural stress probably ripped the engines away, diminishing the falling speed, protecting the ele ctronic equipment but not, unfortunately, the victims. Paulo Muller leaves behind two daughters, Bruna and Beatriz, from a previous relationship.

Happy belated birhtday to my mum!!!

Sinced 2002, i got no chance to celebrate my mother's birthday together with my family members ...Why ? Because i need to fullfill my responsibilities to work during holiday time. So, the longer holiday i even took only about 6 days but my mother's birthday normally fall in 7th - 9th of Chinese New year's holiday.

Actually i really felt so sorry to my mum that i have no time to go back my hometown to celebrate her birthday last few year with the same need to work as reason.
However, from Today and onward, i got chance to do so, because i have change my existing job and start my Insurance career.
Mum, i can say Happy birthday to you by face to face and not more by phone only. Wish my mum wish will come true and i will take care of myself all the time.

改善孕妇记忆力衰退现象的方法

在临床上的确有孕妇表示，觉得自己的反应能力，记忆力都大不如前。孕妇要如何改善记忆力衰退以及注意力不集中的现象呢？有医生表示要改善此现象，可以从以下几点着手：

1。把握每天的饮食有“5~7蔬果”的原则。
2。每天尽量睡满7~8小时，并维持良好的睡眠品质。
3。作息正常，避免饮酒及抽烟。
4。平时可补充钙片，孕妇专用维他命及多吃奇异果。
5。每天至少运动30分钟~1小时，可帮助稳定孕妇及胎儿的情绪。
6。找到纾解负面情绪的方法并且维持情绪稳定。

如何呵护宝宝的眼睛

眼睛是灵魂之窗，每个家长的都希望自己的宝宝有双明亮的大眼睛。所以家长们都应该学习如何呵护宝宝的眼睛。

如果新生儿的眼屎过多很可能会导致宝宝先天性泪囊炎等疾病，不及时治疗的话就会影响宝宝将来的视力发育。当宝宝出世后父母应该特别注意观察宝宝眼屎的多少，如果出生一周后还有较多的眼屎那么就应尽早带宝宝去医院检查了。

如何清理宝宝的眼屎：

1。家长们必须先把双手清洗干净。

2。用消毒棉球在温开水或淡盐水中浸湿，并将多余水分挤掉。

3。如果宝宝的睫毛上粘着较多的分泌物时，可用消毒棉球先湿敷一会儿。

4。接着再换湿棉球从眼内侧向眼外侧轻轻擦拭。

5。家长们千万要记得一次用一个棉球，用过的就不能再用，直到擦干净为止。

I Miss My Mom !

When i saw dumpling, it make me felt to miss my mom where every year i will go home and ate dumpling that prepared by my mom....it was so nice and delicious...

Same to this year, but i failed to go back my hometown due to just change to my new life and need to work harder than before...So, a little bit of sacrify might bring me to a brighter future...

However, i still got chances to eat those dumpling that prepared by my Mother in Law and these dumplings also very nice and i like it...

Goal Achieved !

May 2009 will be the first month of my full time as an financial adviser and i was only set my goal to only 12 cases for it. Why do i set only 12 cases were to ensure that i can perform my jobs as others full timer agent.
And i was surprised that mission can be easily completed during 20 of May 2009. And this make me more confident into this field and i had set my goal higher for June 2009.People asking me for the secret and i told them, the secret is the not secret - just set your aim and perform your efforts as what you did during working with others!
Now i can accompany my son and lovely wife more time even sitting together for breakfast without rushing.
During my full time period, i can find out most of my friends still can't accept this is reality and refuse to meet me...and make me feel sad and unhappy. But, i already proof to myself that, without my closest friends i still able to achieve my goal with the shorter time frame ....
The good news were be one of my friend confirmed to resign from his existing job as a Managing Director to a 16 branches shores and sit for his exam early of June 2009.He told me that, he will not feel excite and challenging if he keep continue his existing lifestyle because he feel that, he can't easily take off his business when old time. And he not even really enjoy a holiday trip with his family because need to keep worrying about his business although just a week period of holiday trip.

On 5 April 2009, myself and wife went to have our breakfast at one the Jusco near to JB - Restaurant Lavendar. Dissapointed that no more Unagi Rice can order (one of my falour foods), so i only can order Terriyaki Rice and "Otak-Otak" rice. Ice lemon tea and White Coffe shake milk for my wife. Total Cost me RM 48.30 only.

If you never try before on Terriyaki Rice, you should have a try because to me it's tasted good.

Now we come to Hot and Spicy "Otak-Otak Fried Rice", you should try it because it really can make you feel hot and spicy ! Ha, but once you taste it, you can't stop. Don't believe better give yourself a try...

After having our breakfast we go to shopping and another cost spent for my son's bed accessories. And i was angry that hunging price of one item i want to buy 1/2 price but when come to counter , receiptionist told me no more offer so i need to pay for total of RM 68.00 instead of only RM 34.
It sound like a lied to everybody ! So, this aware us, next time before go to counter need to scan or ask the promoter first whether still in offer price or not ! Very Angry !

After the competetion, we went to a Thai Restaurant (inside the Batu Pahat Mall) for a rest. And we had ordered a "Pulut Mangga", coffee ice and ABC. This will my first time and last time eating such food "Pulut Mangga" because it's too sweet for me and it only cost RM 5 per serving.

My son was so tired and really fallen into slept when we taking our rest by enjoying our meal slowly ! A wonderful moment in my life ...I will keep taking any particapant if got chance, because it create a harmony and happiness to my family. It's so Great ! We had invited my wife's family to at small village called "Renggit" to having our dinner to celebrate my son's had won the crawling championship -winner. That Restaurant named "Ayam Papa". This small Restaurant caught my attention :

Firstly, it create an antique and unique environment as wall hung with some special things which seldom can see outside.

Secondary, you might be feel strange about what is this for below photo ? Try to guess ! I can tell you, this thing is a very normal if you are at Vietnam but seldom to find in Malaysia ...

Yuap, It's a Cup Of Coffee ! On top just a filter to filter the coffee seeds .

So, what so special about this Restaurant ? I can tell you, you can enjoy your meal whether lunch or dinner with a satisfaction price. Because this Restaurant named "Ayam PaPa" so i tried the "Nasi Ayam Papa" and this how it look. It just cost you RM 3.50 per plate. Nice environment but cheap.

So, this celebration dinner just cost me about RM 48.50 for six pack, very cheap and it's worth ! Give yourself a try if you go this place "Renggit" Johor Malaysia. However, the bad thing about this Restaurant is, it's a smoking area ! It will be nicer if can find non smoking area so that i can really enjoy my foods and drinks without rushing...

Today, not only the most frequent i went to Toilet after drunk my drinks (triflora tea) that make by my lovely wife with instruction need to finish out by Today ! Easy is to judge the mistake of others. Difficult is to recognize our own mistakes. Today, after done my daily work, i went to Hospital Besar Pakar Putri at Tampoi area to visit my friend. A friend who was falled down from Floor 1 during house keeping for his own workshop.
Incident happened sinced 3 days ago, and now he need to suffer for his broken leg due to this time accident -careless. His left leg had broken and need to loan it the steel bar for bones replacement. Yesterday, night i was watching a movie named Slumdog Millionaire, a film that won 8 Oscars ! I am not purposely promote this film to you, but to me it worth to watch and learn the moral behind the story. Let me describe to you little bit about this movie :

My New Hair's Style !

This my new look after cutting my hair Today. Do you think that my baby also look like me after my new hair cut ? Ha...he is so adorable !

Want to know what i having Tonight ? Great, my wife want to eat Western foods, and it must be a chicken ! So, i decide to buy her Fried Chicken Chop that near by to my house. Below are the photos show the look of Fried Chicken Chop and Friend Fish Chop from a Food Hawker :

It's tasted salting, no really good taste if compare to Standard Restaurant.

It cost cheaper compared to Western Restaurant that's why it also tasted so so ! One set only cost me RM 8.00. Today i had to pay my son's milk's powder and little of side foods for him that total cost about RM 75.00.
So, can you imaging, without any of income Today, but still need to spent more than RM 110.00. How to survive for whose with Monthly income RM 3000 ? What do you say ?

New Motivation And Inspiration !

Today was a rainning day (Johore area), that make me woke up late about 10am. Then i bought my lovely wife and son taking breakfast and lunch one shot of course because already about 11am only. Because got one appointment to meet my client at 1pm and i not familiar to go that place, my wife shown me how to go there seem still early after taking our breakfast / lunch.

Unfortunely, she had shown me a wrong highway to that place, and caused me need to paid up RM 5.00 for toll's fees. At the same time, i felt stomacharce that make me suffering in pain, we were turning around and around at a strange placed that i never been there before. Luckly, i found a place to settle my pain...ha it's a secret !

Finally after asking to somebody we find the place. Immediately i sent my wife and son back home and without wasting any time i call to my client and met him at the place i recognized just now !
After 2 hours chatting and i had proposed him a hot saving plan as his emergency fund, then only he told me that he was also a Financial planner who had pass the exam. Just imaging, my client work as a Quantity surveyer with annual income about 100K also still searching to be a financial planner.
This make me felt more comfortable and i knew i had choose a right career to start my new life.

Today is Saturday ? Weeken , Guess what i have Today for my lunch ? Tell you what, my wife had cook me the wrapped chicken and a vegetable for my lunch. What is surprising me that she able to make Wrapped Chicken exactly as what i been ate outside Restaurant. So, i start asking her, how she make it, but she told me it's nothing and it's a secret recipe only. If you don't believe what i am saying, take a look below photos to find out her cook's standard.

4 Days 3 night Holiday At Bali Island !

Many people already forgot about how important of relaxing due to stresses working environment. This condition even worse for whose stay at City or town area , most of them need to wake up in the early morning then work until midnight just afraid their bosses going to fire them due to poor performance. We are human not robot, even robot also will break down one day.

Sea View !

Relax your mind and body just to ensure you can go more far journey! So, I had booked a trip to Indonesia Bali Island with my wife. A bali trip for 4 days 3 nights included 2 ways air flight, hotel and transport from Air port to Hotel cost about RM 950 per head count.

We started our journey by Singapore Airline, and this was my first time in aeroplane. Too excited and fantastic moment with my wife on plane. We stay at a hotel near to Kuta Beach, in front of the Hard Rock Megastore. This was the Kuta Beach Scene I took during my holiday trip to Bali. Wow, it’s so nice to look and you can totally relaxing –nothing in your mind to worry about.

As normal, during day trip, we go to one of the Indonesia Volcano to have our lunch. It was a buffet and really you can enjoy your lunch with nice view surrounding you.

I never forgot that during we visit to a old temple where these temple to be cover up by the sea as shown in below photos, suddenly my wife incidently delete all the photos took during morning and lunch time. She felt unhappy but very soon to cool down because the sunset scene was too beautiful.

Dinner Time ?
Had you ever having your dinner beside the beach? I did because we go a special place for our dinner and my wife told me it was a romantic scene and night to her. With the natural environment of open air, wind blow through your body, romantic lighting on your dinner table and delicious foods and fresh drink everything still fresh in my mind. But, do you know how much you should pay for this kind of romantic scene? USD 105 per dinner – sweating …Let’s find out what we have for our dinner?

Because not activities during night time, we go to Hard Rock Café to enjoy the fun with rock music over there. Entry fees of USD 50 per couple with a free drink per entry. How To Be Relax And Enjoy Holiday With Your Family Members

After decided to be a full time financial advisor and blogger, i had gathered my families member to organize a family trip to Genting Highland. Why i like to Genting so much ? Because my mind really in peace and fresh with the fresh and cool environment . So, i had spent for RM 129 per person for hotel and transportation fees. Total 6 adults and 1 child that cost me about RM 774.

We need to wake up 6 am and here's my lovely son's photos before leaving from my house. Look at his tired eyes....and he's so cute after wearing his cap...So, let's go for fun..

We took a private bus to bus station with RM 50 . The buse plate no 7079.
And what had surprising us when arrived Genting , we saw all place crowded with peoples. I think you won't believed on what i had saw over there, especially in such worse economy crisis ! Peoples crowded in arriving hall and waiting to check in. Very lucky that i take the waiting number of 7079 also, that make me buy the Magnum for RM 10 big and RM 10 small . Ha, i will be rich if this number strike first price on Wednessday 18 March 2009.

After check in about 3pm, my father want to have lunch due to all of us in hungry . So, we took our lunch at first world hotel's restaurant . Can't image, 6 of us ate chicken rices and drinks that cost us RM 129 again (about RM 35 if we having at Johor). Then, we started walked around, and you can see it was too crowded at every placed.

I got chance to snap a real people who's wearing a human bones fashion and sitting on a hall then make funny action to get attractive all visitors.

We took our dinner at a Restaurant named "Hou Mei", and it cost me RM 149. I tell you what, it's worth because served noodles all taste good.

After dinner, all of us went back to hotel for rest, and here's my son's photos, from his eyes it tell you that he was happy and enjoy the cool environment.

Then of course i went to the Casino with my father to try our luck during night time. Unfortunately, my father and i were lost about RM 3000 during that night. However, we really enjoy our family's trip that day.
Just imagine, if you are working with others, can you plan your time to go any of family trip any time you like ? Can you spend RM 40000 per day easily ? My New Life In 2009 !

My friends all called me "crazy man" to left my existing annual salary of about RM 80,000, especially during such worse of economy situation. I am very confident that one day i will be success not only a professional financial planner but also a successful blogger, a blogger who able to earn monthly basic USD 100K as Shoe Money did. Shoemoney also never think before that he able to receive such huge money check from google after his efforts for 1.5 years as a blogger.

So, i met my best friend Mr Martin Lo who was also a blogger. We had start our online business as business partner . Our first shop named healthtipszone. We had set our HTZ project with time frame for launching and start set our target to increase our followers.

Recall back the pass 4 years experienced, I was working to a plastic molding company as Engineer, then promoted to Senior Engineer & Last before my resignation as Assistant Manager for Injection Molding Engineering Department. I was noticed that this no the way I want for my life, even I earn a lots of money but not time and life to spend. So, what for I earning so much money, and neglect my family members. Every year I kept promised to my client that I will be full time Insurance Agent soon; year by year gone until End of 2008 that world’s economy crisis happened. And I knew it the best time for me to keep my promised to my entire customer to give them best service I could.

People start calling me Crazy men, but I know I had done the correct the choice for life’s time. I need to change my lifestyle and my new goal is to spend more time with my family members especially with my lovely wife and son. New challenging tasks for me in 2009, and I know I can use a lots of time to do what ever thing I like to do especially to sit for Certify Financial Planner and Trust Wills exam to be a professional in Insurance’s Field. At the same time, I can use more time to study and researches for my blogging activities during night time.

If you ask me why I want to be a professional financial planner plus blogger? Answer will be, I can enjoy most of my time with my family’s’ members which I can not do it if I keep working with others. Life is short but fantastic! First Car In Year 2009 !

After 4 years in Financial field, it's time to buy myself a better and comfortable car for long journey trip during running my business. This is because you can feel very tired every time travel from Johore to Penang or from Kuala Lumpur back to Johore.

So, i start doing survey and comparison between Toyota Artis and Honda Civic, and i was Fall in love at first sight in Honda Civic ! Below is photo of my new car that i bought for my January birthday's gift as well as for my wife to give me a new born baby name "KiKo'. This car cost me about 113,800.00 and more expenses i need to take care of this new car. I had bought the new carpet and others Civic's accessories that cost me about RM849.00.

Luckily i get free for my car tinted and a lucky plate number of 8239. I think this number going to strike for first prize. Since day 1 i bought this car, second day , these 4 numbers was appeared at Magnum but4 numbers jumping and again come out these 4 number second week but still in jumping numbers !

Tell you more about this Civic, that i can say it has a intelligent use of space, beautifully refined trimmings and finishing - that is what you will enjoy with each and every one of our cars. After 4 years experienced in Insurance Career, this is my first time i got chance to stand up the achiever's hall to celebrate and received my awards for 2009 Promotion to Career Agent and Star producer.

He told, as long you never give up in this career, i got chance to fullfil all my dreams and only two answer i can get if Today i go out to do selling and helping people, that will be "Yes" or "not". Whether yes or not, life still going on, and if i keep quite, then better go back to work with others and getting baldness one day !

Happy Birthday To My Son

For the momemnt my baby born, i had set my mind to space out more time for him as well for my lovely wife. I am a hardwordking person, and when i was concentrate doing my jobs, i will forgot my family and always let them alone stay at home. And i had promised my wife and all my clients that i will be a full time Financial advisor one day, but i kept delaying my promised due to feel heavy to leave my company after 7 years and 2 months with these company.

Finally, i had tendered my resignation letter on 13th March 2009 with one month noticed after a long period of consideration especially in such worst economy situation. All my family members and friends called my crazy by taking such stupid action ! However, i told them, this will be my best chance to leave my existing jobs because definetely my company won't let me go out during good economy period . And i got no excuses to stay and keep breaking my promised again and again to all my clients.

I can tell you, now i am so free and my mind really in peace to plan properly for my future plans. And i had booked a holiday trip for my family members to go to Genting highland next week day and really fresh my mind before i back to my financial career as a full time agent. Wish me good luck...

The great moment i would like share with you , that i really can accompany my son for whole day after i have free my mind not to think about working with others but plan to set up my career and chasing my goal and dream that i have set to on how to give more time to my family for my rest life's time before regret to do so...

In Early of 2008, Great Eastern of SG group was celebrated their achiever night at Genting Highland. This is my first time experience to join such big function during my GSM first year promotion. And i can't image the moment when i saw a lots of people up and down the hall's stage easily for their recognition on all the effords contribution in year 2007.
It's really a wonderful night and i only can share the happy moment together with my Taman University team member because i just going to start my new challenging job to be successful Insurance agent and financial planning.

One Day Trip To KL Tower

In October 2007, i had bring my girl friend and her's youngest sister together go to KL and for whole day fun at KL Towel. A great moment we are having fun over there.

You can find out and known the lowest and highest towers around the world with the full detail of tower's height, build in which year and which countries. And you also can take photos for memories purpose as what i did !
The Highest Tower Name CN Tower at Toronto Canada with totol height of 553 Metres.

The great moment and experienced that i gain for this KL trip was to try the flying ducking. However, this the only photos taken before landing. Because my girl friend was shocked and hided herself to aside before her's turn !

Here she is ! After a struggling , finally my girl friend has agree to try it, and she looks happy ! Isn't she ? This is the starting photos before landing....moment with full of surprise , excite and nervous !

Step 1: Wear on the safety belt and lock to the steel wire .

Step 2: Walk to front and ready to "Fly" when they count to 3....

Lastly : Jump out from the standing area and shouting out "Ah.."

Tips To Be A Free Credit Card's Creditor

You may or may not have read this news in June 2008 issue of Personal Money concerning new changes in respect of credit cards. This changes will take effect from 1 July 2008 .

There will no longer be any free credit period for transactions by credit cards if you do not settle your amount in full and in addition, the late payment charges will be revised to 1% of total outstanding balance instead of 1% of minimum amount. If you do not settle your outstanding amount in full, interest will be calculated from the date of transaction till date of settlement and not from statement date.

In view of the current inflationary environment, it will be prudent to cut down spending by credit cards and if possible settle all your outstanding balances or else you will end up paying more in terms of interest and other charges. Buy what you really need and what you an afford to pay or else exercise delayed gratification.

My view is that the Central Bank will be pressured to implement monetary policy to tackle inflation by increasing interest rate and this will cause further dent to our pockets as this will result in higher cost of borrowing.

Except here :

In late 2007, Bank Negara annouced a Tiered Pricing Structure (TEP) for Malaysian credit card holders that will take effect on July 1, 2008.
Under the new PS, those who settle their minimum monthly payments promptly will enjoy a reduced annual interest charge of 15-17%, instead of the usual 18%.

What this means is that if you carry a balance of RM1000 on your card for this month, and pay the minimum RM50, the interest calculated on your remaining balance will be 17% for the following month, and 16% the following, capping of at 15%.

This is something that you bank would have already informed you via its mailers.
But this is what they havent told you. There is no longer an interest free period for those who do not pay their bill in full.
Currently, you and I enjoy approximately 20-days of interest free period from the time we make our purchase to the day we make our minimum payment. Howeve, after July 1, only those who make full payments befre the due date will be entitled to the interest-free days. Those who make only partial or minimum payments will be charged interest on the day their new purchases are posted to the card's account.

In addition to that, the pate payment charge is now a minimum of RM10 or 1% on total outstanding balances and not 1% of the minimum payable amount.

SUMMARY:
What this means is that for all those of you who carry a revolving balance every month, you will end up paying more in credit card charges every month since every new purchase will now incur interest charges as soon as the payment is posted to your card.
To avoid such charges, you have no choice but to pay your purchases in full at the end of the month.

First Life's Experience With Insurance Field

Still remember that, a special moment in February 2004 where i had decided to buy myself a health care Insurance after 2 years working. So, i had decided to go through study and researched to find out which Insurer Companies can provide me the best insurance products and suit to my needs !
And you won't believe it even myself, where i had met my housemate who's also an Insurance Agent but never i heard about his financial planner's background. Because i'm afraid he will cheat me and lose my money if invest my money with him, and i insist want to see his Superior for better understanding about health care insurance that i need.
The moment i meet his unit sales manager, she is a pretty girl. She asked me to sit for exam and buy myself what ever insurance products that i think to be the best and suit to my requirement without any doubt. And i'm shock with her's answer ! I think she must be challege me and think that i'm not dare to take her's challege to be An Insurance Agent.
Of course, after 2 months of my survey on insurance companies that i wish to chose as my career's company, finally i had chose and be one of these Insurance Company's Agent up to Today. I never think before that i will join this Insurance Career / Field just to buy myself a health care insurance ! Believe or not ? That's my bad habit, never trust to anybody without go though it by myself.
However, i had be the Top Rookies Agent In July 2004 after pass the exam and be one of the insurance Agent. This is how i starting my life's time with Insurance Career ! And i never though before, that my life start to change for better living lifestyle after that ! I will share my happy moment and secret of success in my next post ! Stay calm and cool...

How To Reduce Your Mortgage Interest Effectively ?

Are you throwing away thousands of ringgit unknowingly ? Paying more than you should ? Good news ! You don't have to sacrifice too much, putting back thousands of cash back to your pocket. For instance, refinancing is one of the many strategies applied to lessen the burden. You may be paying lower monthly cost but it will actually take you a longer period to get rid of your mortgage debt, and this will result in more interest being paid eventually.

How to doing it right ? The key in dealing with your mortgage debt is to apply the right strategy at the right time. Firstly , you must know the utmost importance of the co-relation factors involving the major four key components- Principal, Interest, Tenure, and Repayment.

Any changes in either the principal, interest or tenure will affect the repayment amount. When you pay less than the required repayment amount, the tenure will prolong. It happens because less of the payment goes to the principal. The question to ask yourself is, "Do you save any interest or shorten the payment period if you pay extra, more than the required amount from your hard-earned salary ?"

Remember this guiding principle- nothing will change if none of the four components remain unchanged.

Repayment is made up of two parts : Principal and interest. The paid principal will reduce the amount borrowed while interest is paid for the use of the money. Financial institutions may charge interest either on daily rest or monthly rest depending on the package offered.

At the early stage of the amortization schedule, the payment made mostly goes to the interest portion, with less amount reduced from the principal . Over a period of time, the payable amount to the principal is gradually increased while interest decreases. This is the reason why financial institution locks you up for the first five years.

Term loan is a common type being offered locally. A facility comes with regular monthly installments. Repayment is fixed for a specific period of time. It consists of the loan amount plus the interest. What happens to your extra payment depends on which loan package you have committed. The loan agreement is the only legal document that could work for you or against you. Understandably, you can make a choice to which you can exercise your rights.

The following are different packages as how you manage your extra payment :

Flexi Loan
The concept of flexi loan is easy in, easy out at any one time. Since the loan is calculated on daily rest, it reduces the interest chargeable overnight. The advantage of flexi loan is that you are allowed to withdraw the excess payment anytime you need. The truth is that the extra payment is being allocated in your current account. You will be given a cheque book or ATM card for your convenience. Normally RM10 is charged for the current account. The excess payment in the current account will not reduce any of the interest chargeable unless the borrower used the total amount to make a full settlement or to contra off the outstanding balance towards the end of the term.

Advance Payment
You may have paid one lump sum including some extras irregulary on top of your repayment amount, believing that it could reduce the mortgage interest and tenure. But those extra amounts of the payment are allocated in a separate account, called suspense account. It has no relationship with the pre-determined amortization schedule in the banking system. The money in the suspense account will be used to pay the installment in the event that you overlook or are unable to pay. There is no effect over the original interest and principal payable ratio. Hence, there is no saving of interest.

Principal Reduction
Sounds familiar ? Quite a popular choice, majority believe it is logical that when we make an effort paying an extra lump sum to our principal amount, the interest will be reduced accordingly. It makes sense. Principal amount has been reduced as said. But the tenure remains the same. Hence, the repayment amount is less. But if you continue paying the same amount originally despite the repayment amount being reduced, all surplus money will be diverted to suspense account. It can be used to pay for future repayment or offset the outstanding towards the end of the maturity, as stated in the loan agreement.

Partial Prepayment
According to the Banking information on Housing Loan provided by Bank Negara and Association of Banks, you can shorten the loan tenure and save on the mortgage interest substantially if partial prepayment is made during early years. Nevertheless, some financial institutions may imposed restriction of the prepay amount or a penalty. The more prominent question is how would you know that your repayment amount does not end up in suspense account does not end up in suspense account, current account or principal reduction schedule ?

No matter what, remember to buy your mortgage housing Insurance to ensure your family members all in rest if anything incident happens to payors.

How I Discovered Blogging ?

I began blogging in October 2006. And this had started my blogging lifestyle. As i continued to publish my blog and began my journey in the bloghere ,blogs can be anything you want them to be, but what i came to experience as a result of blogging, is a new way of life.

Why i do study on how to do blogging ? This is because i heard and find out many people has completely changed how they live their lives. What's important is that the opportunity exist now to jump on board the blogging bandwagon and get paid for writting about what you like and love!

I make my final decision to quit my existing jobs after go through a Professional blogger's comment and experience that "Blogging in their life is not a full time Occupation" because what they need to do is to keep that coming write about for 1-2 hour per day or every second to earn money for what they write to. This is what we called as bloggers.

No believe what i'm saying ,right ? So to me as well, that starting i think all the book and information that i received just for my knowledge and create a hope or dream for my own ! However, who know that i am really earning the first USD100 by writing something that i like to write to "Secret Of Success And Healthy Lifestyle". Because i just want to know how to be successful person , what is the Secret Of success in order to live Healthy Lifestyle ?
